We set your budget, preferred areas, schools, commute and timing. Before touring, we sign a written buyer agency agreement.

융자를 받으신다면 렌더에게 사전 승인(pre-approval)을 먼저 받아요. 오퍼를 낼 때 셀러가 가장 먼저 확인하는 서류예요. 현금 구매라면 잔고 증명을 준비해요.
If you're financing, get pre-approved first. It's the first thing a seller looks for with your offer. Paying cash? Prepare proof of funds.

최근 거래 시세를 바탕으로 가격을 정하고, 계약금(earnest money), 듀 딜리전스 기간, 클로징 날짜 같은 조건을 함께 설계해요. 조지아는 듀 딜리전스 기간 안에 바이어가 계약을 해지할 수 있어요.
We price the offer from recent sales and shape the terms: earnest money, the due diligence period and closing date. In Georgia, buyers can typically terminate during the due diligence period.

INSPECT
인스펙션 · 감정 — 집 상태 확인
Inspection & Appraisal
전문 인스펙터가 집 상태를 점검하고, 결과에 따라 수리나 가격 조정을 요청해요. 융자 구매라면 은행 감정(appraisal)도 이 시기에 진행돼요.
A professional inspector checks the home, and we negotiate repairs or credits from the findings. Financed purchases also get an appraisal now.

조지아는 클로징 변호사 사무실에서 서명하고 소유권을 넘겨받아요. 서명 전 마지막 점검(final walk-through)을 하고, 입주 후에는 홈스테드 면세 신청을 잊지 마세요.
In Georgia, you sign at a closing attorney's office. We do a final walk-through first, and after you move in, remember to file for the homestead exemption.
